Terms of Service
Last updated: October 10, 2026
These terms are an agreement between you and Rocky Mountain Apps LLC ("we") for your use of Landlord Tally.
The service
Landlord Tally is record-keeping software for landlords and short-term rental hosts. It does not move money, collect rent, screen tenants or give legal, tax or financial advice. Tax summaries group your own figures by form line for convenience; check them with a qualified professional.
Your account
Keep your password safe; you are responsible for activity on your account. You must be old enough to form a binding contract and have the right to store the information you enter about tenants and guests.
Your data
Your records belong to you. You can export them at any time. We only use them to provide the service, as described in the Privacy Policy.
Plans and billing
Paid plans renew automatically each month or year until cancelled. You can cancel at any time in Settings; you keep paid features until the end of the period you've paid for, then the account moves to the Free plan. Payments are not refunded for partial periods, except where the law requires. Prices may change with 30 days' notice.
Acceptable use
Don't use the service for anything unlawful, don't try to access other people's accounts or data, and don't overload or reverse-engineer it.
Availability and liability
We work to keep the service running and your data safe, but it is provided "as is". To the extent the law allows, our total liability is limited to the amount you paid us in the 12 months before the claim. Keep your own exports of important records.
Ending
You can delete your account at any time. We may suspend accounts that break these terms. These terms are governed by the laws of the State of Colorado, USA.
